The pools are still open. Kids aren't back in class yet. One last dance before the leaves turn. And most folks around here figure the real estate market goes quiet right about now.
It doesn't. It just changes who's playing.
Every August the summer crowd thins out. The tire-kickers and the "just looking on a Sunday" folks pack it in for one more trip to the beach. What's left standing? Serious people. On both sides. And that shift opens up one of the best windows of the whole year, if you know how to read it.
Let me walk you through it.
Rates crept back up over the summer. The 30-year's been bouncing around the high 6s, knocking on 7% again. Inflation stayed stubborn, oil got pricey, and that's what moves the needle. There's fresh economic data landing in mid-August that could nudge rates either direction, so nobody's holding a crystal ball on where they sit next week.
Meanwhile the spring frenzy has cooled off. Homes that would've sold in a weekend back in May are sitting a little longer now. Price drops are showing up. That's not bad news. That's opportunity. And it points different ways depending on which side of the table you're on.
Here's the good part. Less competition.
The bidding wars that made spring a bloodbath have eased off. You've got room to breathe. Room to actually think about a house instead of firing an offer over asking, sight unseen, waiving every contingency just to have a shot.
Sellers are getting realistic too. The ones still on the market in August usually need to move. Job, school, life. That means they'll talk. Price, closing help, repairs. Stuff that was pure fantasy three months ago is back on the table.
And that inventory that's been sitting a few weeks? Nothing wrong with a lot of it. Good homes get overlooked when buyers are drowning in options. Come August, you get a clearer look at a house that everybody else scrolled right past.
Different story on your side, and I'll give it to you straight.
The serious buyers are still out there. But they're not chasing anymore. Price your home right and it moves. Price it on last spring's dream number and it sits. A home that sits into fall gets stale fast, and stale costs you.
Don't chase the market down. That's the trap. You list high, nothing happens, you drop, still nothing, you drop again, and now buyers smell blood and come in low. Price it correctly on day one and you skip that whole ugly dance.
The buyers left in August are motivated. School's about to start. They want to be in and settled before the leaves change. Hand them a clean, well-priced home and you've got a deal.
Fair question. Here's how I look at it.
You date the rate. You marry the house.
Rates near 7% sting the monthly payment, no way around it. But rates move. The house you fall for doesn't come back around. If the numbers work for you today, you buy today, and you refinance down the road when rates ease up. You can't refinance a house you never bought because you sat on the sidelines waiting for a rate that may or may not show.
